Summary:	In the present case, we are dealing with a rental dispute between tenants H.________ and P.________ and the landlady X.________. The lessor terminated the tenant on time due to an outstanding rent arrears, whereupon the tenants appealed, but to no avail. The courts have established that all the conditions for the termination of the lease agreement were met, and therefore the tenants must leave the premises. The court costs of the appellate instance were imposed on the tenants. The decision can be appealed to the Federal Court, provided that the value limit for the appeal has been reached.
